Are your apartments age restricted?

Lilyford properties are built to cater to those at a similar life stage, and at least one of the apartment owners in our developments must be aged over 60 years old. If you have any questions about age restrictions, please get in contact with your Lilyford representative.

What do your service charges include?

 

To ensure the development runs smoothly and is maintained to the highest standards, we have appointed Churchill Estates Management (CEM) — a specialist in the management of premium retirement developments throughout the UK.

Your service charge contributes to the shared upkeep, management, and facilities that keep Gayton House running smoothly.

It covers an extensive range of services and amenities, ensuring Owners enjoy a low-maintenance lifestyle and peace of mind.

Included within your service charge:

  • Buildings insurance
  • Maintenance of the buildings, outbuildings, and storage areas
  • Gardening and upkeep of landscaped areas
  • Cleaning and maintenance of external spaces
  • Window cleaning (including exterior apartment windows)
  • Guttering and drainage maintenance
  • Maintenance and servicing of the ground source heating loop serving all apartments
  • Water supply to apartments and communal areas
  • Wastewater from apartments and communal areas
  • Electricity, heating, and internet within communal areas
  • Lift maintenance, servicing, and emergency call systems
  • Maintenance of the video entry system and automatic entrance doors
  • On-site House Manager (9am–2pm, Monday to Friday)
  • 24/7 Careline system within apartments and communal areas
  • Fire safety, security maintenance, and compliance
  • Cleaning and upkeep of the guest suite (guests pay a small nightly fee)
  • Administration of maintenance contracts, suppliers, and regulatory compliance
  • Competitive tendering of standard maintenance works and contracts
Can I live with my pet?

Here at Lilyford, we welcome well-behaved pets to live with you in your new home. You will need to ask us first though, before you move in. If you have any questions about pets, please get in contact with your Lilyford representative.

Do you offer a removal service?

We have negotiated competitive removal quotes with reputable removal company, Bishop’s Move. We would be delighted to introduce you to our recommended partner. If you have any questions about removals please get in contact with your Lilyford representative.

Will I be able to bring my car?

Our new homes are usually located in desirable town center locations or locations with excellent transport links. However we do also offer ample dedicated private parking space at our developments, so you are more than welcome to bring your car with you. If you have any questions about cars or parking please get in contact with your Lilyford representative.

Will my new home come with a warranty?

Absolutely. All our new properties benefit from a 10 Year Structural Warranty by Premier Guarantee. If you have any questions about our warranty please get in contact with your Lilyford representative.

Can my friends and family stay with me in my new home?

Your friends and family are warmly welcome to stay with you in your new home. We even have a stylish guest suite with private ensuite facilities for them to use for a small nightly fee.  The guest suite can be reserved in advance. If you have any questions about guests staying with you, please get in contact with your Lilyford representative.

Do you offer part exchange?

Yes we do. Here at Lilyford we work with Silverbridge, a part exchange provider to assist with your purchase if required. Your Lilyford representative will be able to provide you with further details on how it all works.

Can I reserve an apartment off plan?

We are happy to provide you with all the information you need about upcoming developments and the apartment units available prior to the building being completed. Reserving a new home off plan gives you the best chance of securing the unit you prefer prior to the apartments being available on the open market. If you are interested in reserving an apartment off plan, please get in contact with your Lilyford representative.

Are your apartments sold unfurnished or furnished?

All of our apartments are sold on an unfurnished basis, but if you’d like a full or part interior design package to complete your new home, we’d be delighted to recommend the services of our talented Interior Designer Amelia Heggie, founder of Studio Denim. If you have any questions about design services for your new apartment, please get in contact with your Lilyford representative.

Do you charge exit fees?

We do not charge exit fees on any future sale of your property. If you have any questions about the resale of your apartment, please get in contact with your Lilyford representative.
