Are there any exit fees when I sell my apartment?
No. There is no exit fee at Gayton House. When you sell your apartment, the proceeds are yours. Some retirement developments charge an exit fee of up to 10% of the sale price, which can amount to tens of thousands of pounds. We do not believe that is fair, and we do not do it.
Is there a ground rent?
No. There is no ground rent at Gayton House. Many retirement developments charge ground rent of £400 to £500 per year on top of the service charge. At Gayton House, there is nothing to pay beyond the service charge itself.
What does the service charge cover and how much is it?
Try our service charge comparison tool to see the full breakdown of the service charges and how they work. The service charge for our largest apartment is £467 per month. It covers building insurance, a proportion of heating and water costs, maintenance and repairs, the on-site host, the 24-hour careline, and all fire and security measures. It does not cover the cost of on-site spas, restaurants, or extensive grounds, because we do not build them. The charge is fully transparent, based on an annual budget that is presented to owners in detail each year. Owners have full visibility of how their money is spent.
Who manages the building, and can the owners change the management company?
After completion, Gayton House will be managed by Churchill Estates Management, who have one of the strongest track records in the sector. Importantly, the management company is employed by the owners. If the standard of service is not meeting your expectations, the owners collectively have the power to appoint a different management company. You are never locked into an arrangement you cannot influence.
What happens if I need to move out and can't sell straight away?
Unlike many retirement developments, owners at Gayton House are able to rent their apartment. This means that if your circumstances change, you are not left paying service charges on an empty property while waiting for a sale. We know there is strong rental demand locally for apartments of this quality, which provides a practical safety net and helps protect the long-term value of your home. Churchill Estates Management, who manage the building, also offer a specialist in-house agency to help owners resell or rent, and can often defer service charges on unoccupied properties so they are only payable once a sale or rental has been achieved.
Do your apartments come with a warranty?
Absolutely! The Gayton House development is protected by a 10 year New Home Warranty from Protek. All homes covered by the warranty are insured against a wide range of structural issues that could occur to your home during the 10 years after construction is completed.
