How much are the apartments at Gayton House, Yateley?
Each of the twenty-two apartments is individually priced by size, floor and aspect. We send the full plot-by-plot list by email on request, together with the service charge for each apartment and what it covers — so you can weigh the figure against everything that comes with it.
Why aren't the prices published on the page?
Because a number on its own is misleading. With no ground rent, no exit fee, maintenance and grounds handled and a House Manager on site, the running cost of a Lilyford apartment looks very different to a standard flat. The list explains all of it in one place, and we’re happy to talk any of it through.
What does the service charge cover and how much is it?

It covers building insurance, a proportion of heating and water costs, maintenance and repairs, the on-site host, the 24-hour careline, and all fire and security measures. It does not cover the cost of on-site spas, restaurants, or extensive grounds, because we do not build them. The charge is fully transparent, based on an annual budget that is presented to owners in detail each year. Owners have full visibility of how their money is spent.
What is the service charge?
£467 a month for the largest apartment, lower for the smaller ones. It is set against an annual budget presented to owners in full, and covers building insurance, a proportion of heating and water, maintenance and repairs, the House Manager, the 24-hour careline and all fire and security measures.
Are there any hidden costs?
No. No ground rent, no exit fee and no event fee on sale. Owners may also rent their apartment out if circumstances change, which is unusual in this sector and worth knowing before you compare on price alone.
Can I see the apartments before discussing price?
Yes, and we’d encourage it. The show apartments on Vicarage Road are open — have a look around, ask whatever you like, and take the numbers away with you. There is no sales pitch waiting.
